A developer's service charge, and price per sqft
Keep a developer's service charge once, and every listing of theirs that states none uses it. Price per sqft is worked out for you.
Who it is for
Agency planAgency ownerAgency adminAgency realtor
Where to find it
- Agency dashboard: Listings › Developers › Edit developer
How to do it
Owners and admins: open Developers, the developer, Edit developer, and type the service charge in AED a sq ft a year.
Its listings that state no service charge of their own then use it in feasibility sheets and comparison reports. A listing's own figure always wins. Only your team sees it.
Price per sqft needs nothing typed: each unit type's is worked out from its size and starting price, in the form and on the listing's Units and prices, and the listing's comes from its own size or else its cheapest unit type, so a comparison never says Not stated when the figures are there.
Or ask Claude
“Meridian Properties' service charge is AED 19 a sq ft”
With the Key Deal connector, Claude does the same from a sentence. How the connector works

- Who to call at each developerEach developer's contacts in call order, with WhatsApp ready, its broker portal and availability.
- The developer's WhatsApp groupsKeep the WhatsApp groups your team has with each developer, so anyone can join them in one tap.
- Developers sold through a master agencySome developers sell only through another company, like Devmark or One Broker Group. Mark them, and their listings show that company's people.
- The developer's availability sheetWhich units are still free, as the developer shares it: a link or a PDF, seen only by your team.
- Off-plan mortgageMark an off-plan listing as having an off-plan mortgage (a bank lends before handover), and, at an agency, which developers offer one with their offer as a PDF or picture.
- Show a unit type as sold outWhen none of a unit type is left, the listing says Sold out in its price column instead of a price.
