EOI management
Every realtor submits the EOI the same way, on the first try.
A launch's EOI rules usually arrive as a broadcast, a PDF and three voice notes, and a week later nobody remembers which documents the token needed. Key Deal keeps one guide per project, written once by the agency and shown on every listing it covers, for the team only.

When allocation passes
The day after the allocation date, every listing still in EOI turns to open market by itself.
One EOI guide per project, for the whole team
Owners and admins write the guide once: the stages with their dates, how to submit, what the client must bring, the token and what it is per, the ways to pay and what makes an EOI count. Every member reads it on the EOI page and on each listing it covers.
- Client documents, ways to pay and conditions picked from lists, with Other for anything else
- PDFs and pictures of the developer's instructions kept with the guide
- Running and Past, so the launches still open are the ones on top
- Duplicate a guide for the next phase: dates cleared, everything else kept
- EOI opens3 Nov
- EOI closes10 Nov
- Allocation14 Nov
The client brings
Dates that keep the listings honest
An EOI listing carries the day its EOI opens and its allocation date, and Key Deal asks for both before it is saved. The allocation stage of a guide is written to the listings it covers.
- Shown to clients as EOI with the allocation day, on the listing and its card
- The listing turns to open market the day after allocation, with no one remembering to
- Owners and admins told when a listing goes into EOI with no guide yet
- Every stage and date on the team calendar, beside launches and handovers
- Developer briefing, in-house4 Nov · 10:00
- Harbour View · allocation14 Nov
Developers can suggest the guide
People at a developer with their own login can suggest a guide, or changes to one, from their listing. Nothing they suggest is shown to anyone until an owner or admin uses it.
- The suggestion sits beside the agency's own version, to compare
- Use their version or dismiss it, in one press
- The agency's guide is the only one the team ever sees

The developers' offers, on every listing they cover
Fee waivers, discounts and payment plan offers are kept once and linked to every listing from that developer, or only to the ones you pick. Each offer is either public or for the team only.
- Public offers show on the listing page; team-only ones never reach a client
- Start and end dates, so an offer drops off by itself when it ends
- A client offer page with every home the offer is on, shared with your own link
- Several offers sent to the team's WhatsApp group as one message
- Listings filtered by offer, by kind and by value

How to start
Three steps, and it is yours.
Open EOI guides
Listings, then EOI guides, then New guide. Or start from an EOI listing that has none.
Fill it in once
Stages and dates, the steps, the documents, the token and the ways to pay. Add the developer's PDFs.
Pick the listings it covers
Every realtor sees it on those listings, and the client's message is ready to send.
Or say it to Claude
- “Make an EOI guide for Creek Gate: token AED 50,000 per unit, allocation on 14 November”
- “What documents does the client need for the Harbour View EOI?”
- “Add a 4% fee waiver offer from Meridian Properties on all their listings until the end of the month”
Who can write an EOI guide?
Owners and admins write and change guides. Every member of the agency reads them, on the EOI guides page and on each listing a guide covers. Realtors never edit a guide, so the team works from one version.
Can clients see the EOI guide?
No. The guide is for the team: it shows only to signed-in members of the agency, never on the public listing or in view as your client. What a client gets is the message made from it, which carries the documents and the token, never the broker portal or the brokerage's own steps.
What happens after the allocation date?
On the day after the allocation date, every listing still in EOI turns to open market by itself, with its sales stage set to now selling. A date that has already passed cannot be entered, so a listing never goes back into EOI by mistake.
Can a developer send us the EOI details?
Yes. People at a developer with their own login can suggest a guide or changes to one from their listing. It stays a suggestion, shown to nobody, until an owner or admin uses it or dismisses it.
How do the developers' offers reach the right listings?
An offer can cover every listing from its developer, including ones added later, or only the listings you pick, and can be taken off a single listing. Public offers show on the listing page and team-only ones show only to the team. Each runs between its start and end dates.
Does an independent realtor have EOI guides?
No. EOI guides, promotions and the team calendar are part of the agency plan. An independent realtor can still put an EOI status with its opening and allocation dates on their own listings.
