Feasibility report

Show an investor the ROI and rental yield of each unit, before they ask twice.

Investors want the numbers: what it costs all in, what it earns, what is paid before the keys and what holding it for ten years could look like. Key Deal works all of it out from the figures you give each unit type and turns it into a branded feasibility report with the payment schedule month by month.

One sheet for each unit type

Give each unit type its price, size, rent and service charge, and Key Deal builds up the total cost, the net return, the capital growth and the total return a year. Change a figure and the sums follow as you type.

  • Total cost built up from the price, the registration fee and the other fees
  • Net rental yield on the price, and on the total cost beside it
  • Capital growth to the end of the handover period, or over the years you set
  • Cash before keys from the payment plan, and the after-handover payments against the rent

  • Rent rising each year by the inflation rate, or by the rate you set
  • Value in today's money beside the future value
  • An inflation rate set once for the agency, or for yourself

Questions

What people ask about feasibility report.

Anything else? Search the help centre or ask us.

What does a property feasibility report show?

For each unit type: the total cost all in, the yearly rent and net rental yield, capital growth, the total return a year, the cash needed before handover and, with a mortgage, the return after mortgage payments. It then shows what holding the unit for 5 to 25 years could look like, and the payment schedule month by month.

How is the ROI worked out?

Net rent is the yearly rent less the service charge; the net return is that over the price, with the return on the total cost beside it. Capital growth applies the growth rate you give to the total cost over the years held, and the total return a year is the net return on the total cost plus the growth rate. Every figure comes from what you entered, nothing is estimated.

Can I make a feasibility for a short let or a commercial unit?

Yes. A short-let sheet works from the nightly rate, occupancy, management fee and utilities. A commercial sheet adds VAT on the price and fees, fit-out costs and the value after fit-out. A long let is the standard yearly rent.

Does the report include the mortgage and the payment plan?

Yes. Give the mortgage share, rate and term and the report shows the yearly payment, the return after the mortgage and the mortgage left in each holding year. The payment plan becomes a schedule with each instalment's month and amount, split before, on and after handover.

Can I change the figures for one client?

Yes. Change the price, rent, growth, fees, mortgage or payment plan for that client's report and every sum is worked out again. The listing keeps its own figures, and the report can show a second currency beside the dirhams.

Do independent realtors get feasibility reports?

Yes. Every Key Deal account can add feasibility sheets to its listings and make the reports, in its own name.
